THE LOAN MODIFICATION GAME IS ALIVE AND WELL

Have you been denied for a modification, short sale or workout option?

It never ceases to amaze me that so many people have tried multiple times on their own and with free help but failed to achieve the desired result to avoid or prevent foreclosure.  The phone call usually begins with the caller stating that they had been denied for a loan modification, forbearance, short sale or other workout option because they did not qualify or more commonly, they failed to provide requested documentation.  It is also all too common to learn that the caller lost their home and is feverishly trying to get it back now when it could have all been avoided in the first place by using a strategic and tactical approach to obtaining a workout option (modification, short sale, deed in lieu, cash for keys).

I usually start the loan modification game by challenging the validity of the debt for my clients with a qualified written request to the mortgage company.  Once the debt challenge has begun, I work with the client to prepare and submit all the required documentation at one time to ensure that the submitted package is complete (this is a vital step in the game as failure to successfully submit a complete package can and will prevent achieving workout options).  Once the complete package is successfully submitted, I begin challenging the documentation requests as many are ridiculous and erroneous but the negotiation and challenge must take place to get beyond this stage.  To further persuade the mortgage company to do what the client wants, I then review all the client's documentation to see what can be challenged or identified as "predatory" that I can submit to the regulatory agencies for assistance with workout options.  Again, this is a vital step in moving forward in the process as my experiences have solidified that lenders do not voluntarily want to extend affordable workout options to their borrowers.

By utilizing a complex strategy of document submission, complaints and oversight; I am able to successfully breakthrough the "loan modification game" barriers to persuade lenders to extend workout options to my clients.  By utilizing honesty and integrity, I am able to openly and honestly discuss the workout options available to each client to determine which workout option may be the best fit for their situation even if it is not the most favorable option.
